Answers to your frequently asked questions

  • How long will it take to rent my property?

    Every property is unique in its own way and days on market can be determined by many different factors. Relative competition that is currently listed, pricing, condition of the property, and location are just a few. This is something we can discuss further when we meet in person for your free evaluation.
  • What if my tenant doesn't pay their rent?

    We take every step possible to collect rent and in the event we are unsuccessful we will assist with the eviction process.
  • Am I required to make my property available to Section 8?

    Yes, Jonn and Alexa Goodman are licensed Real Estate Brokers.
  • Can I reach you after hours?

    Our staff is available only for property related emergencies after hours. All other inquiries are answered during normal operating hours: 9AM- 5PM Monday-Friday.
  • Can you put the money directly into my account?

    Yes, we pay our owners using Electronic Funds Transfer.
  • Do I get to see the lease or sign it?

    Yes, you will be able to view the lease agreement. It is standard practice that the owner signs and executes the lease.
  • Do you sell real estate too?

    Absolutely! We are a full service Real Estate company. We can assist with purchasing, selling, leasing and property management.
  • How and when do I get my checks?

    You will receive your monthly rent payments around the second week of the month. We always ensure that the tenant's payment clears our account prior to releasing your payment.
  • How is rent collection handled?

    The tenants can make their rent payments several different ways through the tenant portal and can also mail or drop off a check at our office.
  • How long of a lease do you sign?

    We have a 1 year lease minimum.
  • How much security deposit do you charge the tenant?

    Security deposits are approximately equal to one month’s rent.
  • What type of properties do you manage?

    We manage single family homes and duplexes located in the DFW Metroplex.
  • What type of reports do I get and how often?

    You will have access to an owner portal to download many report options whenever you would prefer but we also email statements monthly. We complete “Routine property evaluations” approximately every 6 months. We put together a report with pictures showing the condition of the property.
  • Who holds the tenant security deposit?

    We hold the security deposit in an escrow account on your behalf.
